Your full project budget generally falls into three categories:

1. Land and legal — purchase price, financing costs and legal fees to close.

2. Site development and soft costs — surveys, design and engineering, permits, utility connections, septic and water systems, site clearing, driveway construction and landscaping.

3. Building construction — foundation through move-in-ready finishes, including the materials shell package, installation labour, kitchens, bathrooms, flooring and mechanical systems.

As an illustrative example, a relatively simple 1,300–1,500 sq. ft. single-storey design might currently have a materials shell package starting in the range of $250,000–$300,000 CAD. Depending on the site, foundation, finishes and construction scope, the complete project could approach or exceed $1 million before land. This example reflects 2026 market conditions and is subject to change.

Total building construction cost: As a broad 2026 planning range, custom timber frame homes in many Ontario markets may cost approximately $400–$700+ per square foot of Normerica Gross Floor Area, from foundation through move-in-ready construction. Land, major site servicing, unusual access conditions and extensive landscaping are generally additional.

A note on cost per square foot: It is a useful starting comparison, but it can mislead. A larger home with a simple footprint often costs less per square foot than a smaller home with a complex roofline or soaring great room. You do not build in cost per square foot; you build in real dollars. For that reason, we focus budgeting conversations on the total project cost. Square-foot calculations can also vary depending on how garages, basements and covered or screened porches are treated.

It is common to gather quotes from several timber frame companies, find that the numbers vary widely, and assume the higher one is overpriced. Often, the real difference is scope rather than price. Ask each company:

  • What design services are included: architectural drawings, structural engineering, timber shop drawings, permit coordination and mechanical design?
  • What exactly is included in the shell package: the structural frame only, or the full building-envelope materials? Request a complete specifications and exclusions list.
  • Are windows, exterior doors, cladding, soffit, fascia and trim included, and to what specification?
  • Are taxes, freight and delivery to site included?

Why "Cost Per Square Foot" Depends on How You Measure

 

Square-foot comparisons only work when everyone calculates the area the same way. Normerica measures using Gross Floor Area (GFA): the sum of full-height basement area, above-grade floor area and covered porches. Garages and uncovered decks are not included.

That measurement choice affects the number you see. A home without a full basement, such as one built over a crawl space or slab, will show a higher cost per square foot than an otherwise similar home with a full-height basement, even though the total dollar cost may be lower because there is less GFA to divide by. The same principle applies to covered porches and designs where a cathedral great room reduces the amount of upper-floor living space. Cost per square foot is a comparison tool, not the final number to budget against. The number that matters is the total construction cost for your specific design and site.

 

Tariffs and Material Sourcing

 

Approximately 90% of the materials used in Normerica's Canadian builds are sourced in Canada. This significantly reduces, but does not entirely eliminate, exposure to cross-border tariffs and currency fluctuations. For U.S. projects, we work with local partners to source materials domestically where appropriate and cost-effective.

 

Financing Your Build

Many clients finance their build through a construction loan, a Home Equity Line of Credit (HELOC), cash, or a combination of these sources.

A construction loan releases funds in stages as the build reaches defined milestones, such as foundation completion, weather-tight enclosure, completion of mechanical rough-ins and drywall, and substantial completion. Interest is generally charged only on the amount drawn. A HELOC works differently: it draws against equity already built in an existing property, does not require the same staged construction draws, and may be used for land as well as construction.

Where panelization forms part of the project scope, off-site prefabrication and coordinated technical support can reduce on-site framing time and help the building reach weather-tight status sooner. Actual schedules still depend on permitting, site conditions, contractor availability, weather and project complexity.
